MORTGAGE DEBT - 40 yr mortgage

The persistent increase in home prices has led more borrowers to take out fixed-rate 40-year loans, but that worries some lenders that it will reduce home equity and push the 10 years of extra payments onto the borrowers' children.

MAKE A WISH

In South Florida's ongoing condo wars, the newest player has an amenity that's hard to beat: Everything your heart desires. Fortune International is going one step further in developers' never-ending race to serve the rich and famous by offering residents of Jade Ocean, Fortune's under-construction condo in Sunny Isles Beach, membership in Quintessentially, a concierge club that not so modestly boasts "access to the inaccessible." The club says it has the clout to get members everything from last-minute reservations at fully booked restaurants to entry into nightclubs with the most daunting of rope lines. With outposts from London to Dubai, Quintessentially opened a Miami office last year. Fortune International says it's the first time the high-end concierge has partnered with a Florida developer.

NEW-HOME SALES - JULY 05

Sales of new homes shot up to a seasonally adjusted rate of 1.41 million in July -- a record high, according to a report released yesterday by the U.S. Commerce Department, and a 6.5 percent increase from June's pace of 1.32 million units.
